Services

Home staging services

Occupied, vacant, and new build. Andrea Wetzel walks the property once and quotes whichever of the three it turns out to be.

Which staging service do I need?

Cricket on the Hearth sorts the three staging services by whether you still live in the property. Occupied staging edits and re-places furniture a seller already owns. Vacant staging furnishes an empty property from scratch. Builders and agents book new build and model home staging, and Andrea Wetzel quotes all three from one Edwardsville walkthrough.

You do not have to work out which one you are before you call. The walkthrough sorts it, and the answer is usually obvious inside the first two rooms. What follows is what each of the three actually involves, so you know what you are buying.

A Superior Homes custom build in the Metro East: the living area beneath a wrought-iron chandelier, with a stacked-stone fireplace and dark walnut floors

Route one

Occupied staging

You still live there. Most of what the room needs is already in it, so the work is placement and subtraction before it is purchase. Furniture moves off the walls, surfaces come down to two or three objects, and the sightline from the doorway gets opened up. The house stays usable through showings.

What it involves
Occupied staging in downtown Edwardsville: kitchen staged around the granite island

Route two

Vacant staging

The house is empty, which reads smaller and colder than it is. Buyers cannot judge a room without something in it to measure against, and an empty room photographs as corners and floor. Furniture, rugs and lighting come in at the right scale so the room reads as somewhere a buyer could live.

Where the furniture comes from
Vacant staging, Brookshire new build: living room staged around the fireplace and built-in shelving

Route three

New build staging

A finished spec is not a finished product until it is furnished. Cricket on the Hearth has staged for Superior Homes, Inc. and in the Brookshire subdivision, styling to the buyer the builder is actually targeting. Staging is the last trade on the schedule, and it books like one.

Design and styling

Not everyone calling is selling. The same eye that stages a house for a buyer will style one you are keeping, and Cricket on the Hearth takes that work too. Room layout, furniture selection, color, and the finish work that pulls a room together.

Cabinet painting has come up more than once as part of a kitchen refresh, and there is a real before and after of it on the design page. It is a painting job rather than a staging job, and it is labelled that way.

After: kitchen cabinets repainted grey with butcher block counters

Common questions

Before you book

Do you stage homes outside Edwardsville?

Yes. Cricket on the Hearth stages properties across the Metro East, including Granite City, Glen Carbon, Troy, Collinsville and Brookshire. Edwardsville is home and the largest share of the work, and the drive time to the surrounding towns is short enough that the service is the same in all of them.

Does Cricket on the Hearth do interior design as well as staging?

Yes. Alongside staging, Cricket on the Hearth takes interior design and styling work for homeowners who are staying, and has done cabinet painting as part of a kitchen refresh. Staging is the core of the business and the design work runs from the same eye.
