Why does an empty house need staging?
Vacant staging exists because an empty room reads smaller and colder than it is: buyers have nothing in it to judge scale against, and empty rooms photograph as corners and floor. Sellers usually assume the opposite. An empty house is clean, there is nothing in the way, and the buyer can imagine whatever they like in it. In practice buyers do not imagine. They measure, and an empty room gives them nothing to measure with.
Furniture is the measuring stick. A bed tells you the bedroom takes a king. A sofa and a chair tell you the living room seats a family and still has a walkway. Take those out and the same room becomes an abstraction, and abstractions do not photograph well or stay in anybody’s memory after four showings on a Saturday.
How it runs
The walkthrough
Andrea walks the empty property and measures the rooms that matter to the listing. Which rooms get furnished is a decision, not a default. Not every room needs it, and the ones that do carry the photographs.
The written plan
A plan with a scope and a timeline, naming which rooms are furnished, at what level, and for how long. The quote comes off that, so you are not agreeing to an open scope.
Installation
Furniture, rugs, lighting and accessories come in and are placed. Scale is the whole discipline here: pieces that are too small make a room look bare, and pieces that are too large make it look tight.
Removal
When the listing closes, it all comes back out. Nothing installed is permanent and the house is handed back the way it was found.

- 1The pendant was already hanging there. The table is set to it, so the dining end of the room has a centre instead of a guess.
- 2A round table and four chairs. Enough to read as a dining room, small enough that the floor still shows around it.
- 3The line from the kitchen through to the table is left open. A furnished room still has to be walked through.
