If you build or list spec homes, the economics are not a homeowner’s. A spec sitting through another month is carrying cost, and the fastest lever on how it photographs and how it walks is furniture at the right scale in the right rooms.

The other difference is who the room is for. A homeowner stages for the buyer of one house. A builder stages for the buyer of a product line, and the styling should say something about who that home is meant for. A first move-up buyer and a downsizing couple do not read the same room the same way.
